Green Valley Ranch is a 1,310-acre master-planned community in Henderson, built largely from the mid-1990s and completed in 2002, between Paseo Verde Parkway and the 215 Beltway. Unlike original Green Valley to the north, which spans two problem-pipe eras, Green Valley Ranch was built almost entirely inside the 1995 to 2007 Kitec window and largely after polybutylene ended. So on a house here the material we check for is Kitec: orange hot and blue cold composite pipe with brass fittings usually visible near the water heater, under sinks or at the manifold. The brass loses zinc, builds up inside the fitting and restricts flow before it leaks, so a faucet with weak flow is a reason to inspect fittings rather than replace an aerator. Kitec also comes up at sale time.
