Aliante is a 1,900-acre master-planned community in the far northwest of the City of North Las Vegas, opened in 2003 and entered from the Beltway at Aliante Parkway. Homes spread around its golf course and Aliante Casino on Elkhorn Road, near Aliante Nature Discovery Park and the Aliante Library on Deer Springs Way. Houses are slab-on-grade, largely two-story, with copper or PEX supply and ABS or PVC drains, under a master association with sub-associations. North Las Vegas is its own city with its own building department, so permits and inspections here run through the City of North Las Vegas, not Clark County or the City of Las Vegas.
Because building started in 2003, Aliante has no galvanized steel, cast iron drain or polybutylene, and old-valley repipe work rarely applies. What it does have is equipment arriving at the end of its life all at once, street by street, because the community went up in a compressed period. Original water heaters are past rated life and many homes are already on a second unit. Expansion tanks fail silently and show up as a dripping relief valve, pressure regulators creep high or drop, and original angle stops, braided connectors, fill valves and washer hoses are past sensible service life. The earliest phases, built from 2003 to 2007, fall inside the Kitec window, so we look for orange and blue composite pipe with brass fittings near the heater and manifold. Most homes will be copper or PEX, but checking beats assuming.
The valley's very hard water, about 280 parts per million, roughly 16 grains per gallon, is hard on builder-grade cartridges, aerators and tankless heat exchangers, and many Aliante garages hold a stubbed softener loop that has never been used. On two-story plans, a failed upstairs connector or washer hose damages the living space below, so upgrading connectors and confirming the main shut-off closes are sensible steps. Heaters installed with the house are past rated life, and many homes are on a replacement that is itself aging. Very hard water scales tank bottoms and elements, so a heater that keeps failing early often points to missing water treatment.
A failed expansion tank shows up as a dripping relief valve, and a worn pressure regulator either creeps high and stresses fixtures or drops and causes the low-pressure complaint. A two-minute incoming pressure check belongs on every visit.
On Aliante's two-story plans, upstairs bathrooms and laundries sit over living space. Original plastic connectors, fill valves and washer hoses at twenty years are past service life, and a failure upstairs causes far more damage than one downstairs.
Homes built from 2003 to 2007 are inside the Kitec window. Its brass fittings clog from the inside before they leak, so reduced flow is an early symptom, and because every fitting ages together a planned repipe is the honest fix.
Lots beside the course carry private irrigation next to heavily watered common land, so leaks can show first on the water bill. Late summer monsoon storms can also overwhelm drainage and back up yard drains at the open northern edge of the valley.
LOCAL TIPS
If your Aliante home has a washer upstairs, add a laundry pan and replace original plastic supply connectors with braided stainless ones. Then test that your main shut-off valve actually closes before you need it in an emergency.
When a relief valve on your water heater drips, ask for the expansion tank and incoming pressure to be checked before replacing the valve. In twenty-year-old Aliante homes those two parts are frequently the real cause.
Look in your garage for a capped softener loop near the water heater or main line. If it is there, connecting a softener is a simpler job than adding one from scratch.

The hose bib at the courtyard was feeding a mystery puddle under pavers. They isolated, pressure-tested, and replaced a crushed poly lateral. That call was from Aliante. The pavers came back level and the puddle is gone.

The City of North Las Vegas. Aliante is inside North Las Vegas, which is a separate city with its own building department, so permits, plan check and inspections go there rather than to Clark County or the City of Las Vegas. North Las Vegas is often treated as part of Las Vegas, but for permits it is not.
Tank water heater installation typically runs $800 to $1,500 in the Las Vegas Valley, and tankless installation runs $1,500 to $3,500. These are market ranges, not a quote. Kitec is orange for hot and blue for cold, with brass fittings and markings such as Kitec, IPEX or PlumbBetter, often visible near the water heater, under sinks or at the manifold. Its fittings lose zinc and clog, so reduced flow at a fixture can be an early sign. Most Aliante homes are copper or PEX, but the 2003 to 2007 phases are worth checking.
Many Aliante homes were built with a stubbed softener loop in the garage that has never been connected. It is there so a water softener can be added without new plumbing runs. With valley water at about 280 parts per million, roughly 16 grains per gallon, a softener helps protect water heaters, fixture cartridges and tankless units, and it is often the reason a second heater replacement did not last as long as expected.
It can. Aliante has a master association with sub-associations, and their architectural standards cover exterior appearance, so an exterior tankless unit, a visible softener on a side yard or anything on a street-facing elevation may need approval, sometimes under two sets of documents. Interior work generally does not. Association approval is separate from the City of North Las Vegas permit.
