Sunset Park takes its name from Clark County's Sunset Regional Park at 2601 East Sunset Road, roughly 324 acres bounded by Sunset Road, Eastern Avenue and Warm Springs Road. The county opened it in 1967, and it is the largest park in the county system, with the Tomiyasu neighborhood and the Duck Creek channel nearby and Harry Reid International Airport just to the west. The homes around it do not share one build era. Older ranch houses sit within a short drive of much newer subdivisions, so the first job on any visit is working out what kind of house we are standing in. This is unincorporated Paradise in ZIP 89120, so permits and inspections go through the Clark County Department of Building and Fire Prevention and sewer is handled by the Clark County Water Reclamation District.

That spread of ages means the supply pipe could be almost anything. Galvanized steel belongs only to the oldest houses. Homes plumbed from about 1978 to 1995 may have polybutylene, homes from about 1995 to 2007 may have Kitec with orange and blue lines and brass fittings, and copper runs through much of the 1970s to 1990s stock. Most homes of the later era are copper or PEX and never had Kitec, so we check rather than guess, and our Pipe & Fixture Services recommend a planned repipe only where the material calls for it. All of it sits on slab, so a leak under the floor starts with detection.

The equipment tells its own story. A water heater installed with the house is at or past its rated life, and valley water at about 280 parts per million, roughly 16 grains per gallon, wears tanks out sooner. A dripping relief valve is often a failed thermal expansion tank rather than a bad valve, so replacing the valve alone misses the cause. Pressure regulators wear too, either creeping high and stressing everything downstream or dropping until showers turn weak, which is why we take an incoming pressure reading on every call.
