Lake Las Vegas is a 3,592 acre guard-gated resort community wrapped around a 320 acre private lake on the east side of Henderson. The way in is Lake Mead Parkway, then north on Lake Las Vegas Parkway, past MonteLago Village, the Westin and Hilton resorts, Reflection Bay Golf Club and the private SouthShore Country Club. Development began in the late 1990s, and the property mix is unusually wide: custom and semi-custom estates, villas, condominiums, resort hotels and village shops and restaurants, all under a master association with sub-associations and design review. Knowing which kind of property you have shapes the whole job. An estate can have multiple water heaters, continuous recirculation, pool and spa gas and a casita. A villa shares walls and sometimes shared lines, and a condo leak can reach the unit below. Much of the community was built inside the 1995 to 2007 Kitec window. Kitec is orange and blue composite pipe whose brass fittings lose zinc and clog from the inside, so reduced flow at a fixture is an early sign.
