The Ridges is the guard-gated custom home village on the southwestern edge of Summerlin, set against the Spring Mountains west of the Bruce Woodbury Beltway, with Charleston Boulevard to the north and Desert Inn Road running to its gates. Enclaves such as Azure, Sterling Ridge and Falcon Pointe surround Amara Golf Club, the Jack Nicklaus course once known as Bears Best. Homes here date from the early 2000s onward, and a custom estate is a different system from a large tract house: several water heaters, long hot water runs with recirculation, many bathrooms with high-end cartridges, pool and spa gas, outdoor kitchens and fire features, water features, long irrigation and yard lines, and sometimes a casita with its own services. We start by understanding the layout, and we will ask for plans or walk the system before pricing a repair.
Two issues come up again and again on these properties. The first is gas sizing. When a pool heater, outdoor kitchen, fire feature or generator is added, the line is often sized for that one appliance rather than the whole load, and the result is a pool heater that never reaches temperature or a cooktop that drops when something else fires. Lots sit high on the system against the mountains, so incoming pressure varies across the village. A leaking tub overflow stained a mid-century plaster ceiling medallion. They saved the medallion, replaced the overflow from above, and dried the bay. We were in The Ridges, Summerlin. The plaster stayed; only the overflow is new.
