The Trails was the fourth Summerlin village to start, breaking ground in 1993 after The Hills, The Hills South and The Pueblo. It covers 573 acres of single-family and multi-family neighborhoods laid out around Trails Center Drive, Spring Gate Lane and Snow Trail, with The Trails Park and Pool and The Trails Community Center at its heart and Summerlin Parkway running past. That 1993 start puts much of the housing in the window when Kitec was sold, from 1995 to 2007. Kitec is aluminum pipe between PEX layers joined with high-zinc brass fittings that can dezincify, restricting flow or failing, and the product was recalled in 2005. Look for orange and blue lines or KTC and IPEX stamps at the water heater connections and the manifold. Early PEX also shows up in this period, so we confirm the material by inspection rather than guessing from the build year, and where Kitec is found our Pipe & Fixture Services can plan a repipe.
The oldest homes here are past thirty years, well beyond water heater service life, so replacement history varies from house to house. Angle stops, supply connectors, hose bibbs and irrigation valves also reach the end of their life on that timescale, including the outdoor ones sitting in full sun. Landscaping planted with the houses is now mature, and roots reach irrigation mains and sewer laterals. Homes plumbed between 1995 and 2007 may have Kitec, whose brass fittings can dezincify in aggressive water and restrict flow or fail. Orange and blue lines at the heater or manifold are the giveaway.
With the oldest homes now beyond thirty years, many heaters have been replaced at least once and others are overdue. Scale from very hard water shortens tank life when heaters go unflushed.
Mature trees and shrubs planted when the village was built now reach sewer laterals and irrigation mains, causing slow drains and recurring backups.
Hose bibbs and irrigation valves in full sun reach the end of their life on a thirty-year timescale, and a leaking one wastes water until it is replaced.

Look up your build year on the Clark County Assessor record, then have the pipe at your water heater connections checked to confirm whether it is Kitec, PEX or copper.
Plan exterior equipment around the association guidelines: softeners must be screened from view, and work crews may not cross common areas or go through common area walls.
If you are replacing a water heater in a spot where a leak would damage the house, expect a drain pan with a drain line to an approved location as part of the job.

The roof drain from a flat patio tied illegally into the sewer. They separated it to a pop-up in the side yard. That call was from The Trails. The sewer quit taking storm water and the cleanout stopped burping.

A wet bar fridge line was 1/4-inch plastic mashed in a hinge. Copper with a shutoff and a strain-relief grommet. We were in Santa Barbara, Summerlin. The hinge swings and the fridge still makes ice.

The Trails is in Summerlin North, inside City of Las Vegas limits, so permits go through the City of Las Vegas Department of Building and Safety on South Main Street. The city requires a permit to install or replace a water heater or water softener and to repair or replace concealed piping, and it enforces the 2024 Uniform Plumbing Code with the Southern Nevada Amendments, effective January 5, 2026.
