Whitney Ranch is a City of Henderson community of detached tract homes, attached product and condominiums built largely from the late 1980s through the 1990s, set between Boulder Highway, State Route 582, Stephanie Street, Sunset Road and the Whitney Mesa escarpment. It is not the same place as Whitney, the unincorporated Clark County township along Boulder Highway, and the difference matters: permits for a Whitney Ranch address go to the City of Henderson Development Services Center, not the county. That build window also straddles two problem pipe materials.
