Belvedere is a small gated community of 78 single-family homes at the corner of Anasazi Drive and Town Center Drive, inside The Arbors village of Summerlin in ZIP 89144. Listing sources state William Lyon Homes built them in 2000 and 2001, with plans of about 1,961 to 2,362 square feet on lots from roughly 5,700 to 13,500 square feet. That puts every house at about twenty-five years old, on a slab, and squarely in the period when Kitec was being installed. The Arbors lies within the City of Las Vegas, so the city building department is the usual permit authority, though Summerlin straddles the city and Clark County and we confirm it for each address. Kitec is a composite pipe with orange hot and blue cold lines and brass fittings, marked Kitec, IPEX or PlumbBetter. Its fittings fail by dezincification, which narrows the flow before they leak, so a fixture that slowly loses pressure is worth reporting. Most homes from this period are copper or PEX and never had it, which is why we identify the pipe at the water heater, under sinks and at any manifold on the first visit.
